Why do I need tenant’s improvement insurance?

If you’re leasing a business premises, you will want to tailor it to your needs. For this you may make a number of permanent adjustments to the property which enhance its value. However, if there were to be a fire at your premises, the building insurance in place with the landlord will reinstate the premises themselves but you will need insurance to cover the cost of replacing all of the improvements you have made.

What counts as a tenant’s improvement?

Any improvements you have made to your business premises, which are not owned by the landlord, will be considered a tenants improvement.  Examples include shopfront, lighting, suspended ceilings, flooring, walls, window coverings and air conditioning systems. 

What is the difference between tenants improvements and tenants contents insurance?

 While tenants improvements insurance covers the costs of any improvements you make to a rented property, tenants contents insurance protects you should any of your items become damaged or lost while you’re leasing a premises. This could happen for reasons such as flooding, fires or theft.
